Variance Request: 276 Arizona Avenue (on the cul-de-sac)
Owner Charlie Pope is seeking two variances to develop a
duplex on this lot which is 69 feet deep and 40 feet wide,
and is zoned C-2 (commercial). The lot is adjacent to the
Lake Claire Community Land Trust on the south and west and an
R5 (residential) property on the north which is also owned by
Charlie Pope. A one-story masonry utility building is
currently on the lot.
The Variance Request:
Reduce transitional side yard from 20 feet to 3.5 feet at
North side of property abutting the R5 district.
Special Exception Request:
Eliminate independent driveway. Provide driveway to the
proposed duplex using the existing driveway on the adjacent
R5 lot. The current lot is narrow, and placing a driveway
on it would create undo hardships for the owner and
adversely affect the neighborhood interests.
ADDITIONAL INFORMATION
Current Use of Property
The portion of the property South of the AT&T building has
been used as:
1) A supplementary open space for the Lake Claire Community
Land Trust
2) The present pedestrian entry to the Lake Claire Community
Land Trust
3) The information board for Land Trust events and general
Land Trust information which is mounted on the South wall
of the AT&T utility building.
Current Character
The immediate context of the property has a strong
pedestrian character and use as the cul de sac draws
numerous people from the neighborhood to visit the land
trust as a neighborhood green space and neighborhood
activity area.
Intent
His intent is to develop his property in a manner that
maintains the present overlapping Land Trust uses and the
present pedestrian character.
The application number is V-03-134 and the BZA hearing will
be in the beginning of August.
